Wastewater System Installation

With the Record of Sewage System, RSS (Design), we are ROWP certified installers of Type 1, 2, or 3 septic systems, even if its designed by an Engineer or another ROWP. After my excavator is onsite to do the Septic System install, their is plenty of other ground work that is required, removing stumps, rock placement, landscaping, water line installs, electrical line installs, foundation digs, and road building.  I charge time and materials for these services so you get the best service and price for exactly what you need. Make sure a BC 1 Call is completed to ensure there are no underground utility gas, electrical or telecom services, and we can find the services with our ground penetrating location equipment.

Western Canada Onsite Wastewater Management Association (WCOWMA) completed an installer price survey and the median prices of Type 1 Gravity Systems are $20,000 and Type 1 Pressure Systems are $37,000 from over 20 other installers in the interior/kootenay BC Region. My installs have all come in less than these median values, but its a good budget to set an expectation before the design is completed.

Many factors affect the install costs, here are the main ones in order of price priority.
  1. Number of bedrooms and people in the home, more is more $.
  2. The soils and hydraulic permeability, clean sand is good, clay or rock are bad as they require a pressure system. It's always best to search for better soils during the design even if its farther from the home than design a pressure system.
  3. Proximity to the house well or a waterway, less than 30m is expensive. Ask about irrigation wells if you have one of them.
  4. Placement of the Tank and Drainfield from the home, closer is better, unless its a small lot/space constrained as more time is spent removing fill from the tank/field holes.
  5. Slope of the lot, more slope is more $$.

Frequently asked questions

My wife drained the bathtub and I flushed the toilet shortly after and it backed up, is that normal?

There is an instantaneous/short time limit on the drainage rate of the drainfield, the limit may be in your Maintenance report. A bathtub and flush can certainly exceed the limit and it will back up making the flush noticeably different. If you notice the toilet gurgling when there is no other water flow, then that’s indicative of the tank being full of sludge and scum, and its time for a sludge and scum measurement.

I smell a sewage smell when I am near the tank?

Certain types of lids are susceptible to the riser screw holes breaking and therefore the lid not sealing. Check if the smell gets stronger closer to the tank lid. If so, a Riser and perhaps lid will need to be replaced.

I smell a sewage smell inside the house?

Inside the home smells are best solved by a plumber. Check for dry traps or plugged roof vents will suck traps dry intermittently. If that doesn't work, a plumber should have a look and may do a smoke test.
