Wastewater Planning

Each septic system has to be "planned" (designed by a ROWP (Registered Onsite Wastewater Practitioner or a Professional Engineer with qualifications) and "filed" with the local health authority in accordance to the BC Health Act, Sewage System Regulations (SSR) before the Regional District or Municipal Government office will issue a building permit. 

Our ROWP wastewater designs are over 15 pages long and include all the details required to install the system, key components required, and the site and soils report which includes data from the required two test pits and the site hydraulic loading tests.

The filing of the wastewater design with the Health Authority creates a document called a Record of Sewage System (RSS) as defined in Section 8 of the SSR and is an additional fee of $200 for a 2 year period. With the RSS, the owner or builder can include the RSS with the building permit application and a ROWP certified installer can install the septic system. Once the install is completed and connected to the home, the Section 9 [Maintenance Plan / LoC] of the Sewage System Regulation documents are created and are required for the Regional District occupancy permit.
An Interior Health Environmental Health Officer uses both these documents to respond to wastewater pollution complaints and ensure compliance to the Regulation.

Future property sale transactions may require these documents to support mortgage acceptance.
