Wastewater System Maintenance

The owner of a sewage system must ensure the system is maintained in compliance with the maintenance plan in the Letter of Certification ( Sewage System Regulations (SSR) Section 9) and keep records of the maintenance in accordance to section 10 of the (SSR) All systems maintained by BCSS have photos and maintenance reports stored in an online shared cloud storage for future access if required. 

Future property sale transactions may request maintenance documentation to support mortgage acceptance or new homeowners requests.  

Type 2 and 3 wastewater treatment systems have minimum requirements for the output effluent. 45mg/l for TSS and CBOD5 for Type 2 systems and  10mg/l for TSS and CBOD5 for Type 3 systems as well as 400 Fecal Coliform / 100ml. BCSS performs additional water and wastewater testing to determine the capability of the system and compare that to well water to determine how much sewage pollution is getting into your fresh water system, be that from your wastewater system or your neighbours.  

The Sewage System Regulation also outlines offences for maintaining, or operating a sewage system in section 12 and google AI does a good job outlining the fines and orders that may be issued by EHO's for non-compliance.

Frequently asked questions

My wife drained the bathtub and I flushed the toilet shortly after and it backed up, is that normal?

There is an instantaneous/short time limit on the drainage rate of the drainfield, the limit may be in your Maintenance report. A bathtub and flush can certainly exceed the limit and it will back up making the flush noticeably different. If you notice the toilet gurgling when there is no other water flow, then that’s indicative of the tank being full of sludge and scum, and its time for a sludge and scum measurement.



I smell a sewage smell when I am near the tank?

Certain types of lids are susceptible to the riser screw holes breaking and therefore the lid not sealing. Check if the smell gets stronger closer to the tank lid. If so, a Riser and perhaps lid will need to be replaced.

I smell a sewage smell inside the house?

Inside the home smells are best solved by a plumber. Check for dry traps or plugged roof vents will suck traps dry intermittently. If that doesn't work, a plumber should have a look and may do a smoke test.
